Whether you're seeking a private hunting retreat, a peaceful weekend getaway, or the ideal location to build your dream mountain home, this 20-acre view parcel in the gated community of Woodland Crest offers endless possibilities-with no HOA. Nestled between Victory Ranch and Wolf Creek Ranch, this special property shares its southeast corner with Wolf Creek and boasts stunning panoramic views of the Provo River, Kamas Valley, and the Wasatch and Uinta Mountain Ranges. A rustic caretaker's cabin sits on the property, providing a cozy basecamp as you plan your future build. The cabin features a kitchen area with a propane stove, a wood-burning stove for heat, a small bathroom/changing area, and covered porches on three sides-perfect for taking in the scenery. While there are no defined bedrooms, there is ample space to add one or more. The sink drains to a basic septic system, and although there's no electrical service, a generator was previously used. The site is ideal for an off-grid solar system to support a well pump, lighting, and more. Enjoy year-round outdoor living: fly fish the Provo River, boat on Jordanelle Reservoir, ski or bike at Deer Valley East, and take advantage of the nearby dining, golf, and entertainment in Victory Ranch and Park City. Woodland offers peace, privacy, and a true connection to nature-yet it's just a short drive to Park City, Heber, Provo, and Salt Lake International Airport. This is your opportunity to own a versatile legacy property with commanding views, total privacy, and unrestricted freedom-a rare find in the heart of Utah's mountain country.
Lot 79: FROM PARK CITY: Head East on highway 248 from Park City toward Kamas. At the light in Kamas turn south (right) toward Francis and Woodland. FROM HEBER: Head North out of town on Hwy 189. Continue on Hwy 189 by turning right at the light onto N State Rd 32 toward Francis. FROM FRANCIS: From the only stop sign in Francis, head East on Route 35. As the road makes its way toward the river, turn South at the church onto Bench Creek Road. Cross the upper Provo River and as the road curves East, continue South toward the white gate that says "Woodland Crest." A gate code is required. From the gate, follow the asphalt on Aspen Hollow Rd. toward Woodland View Dr., and on to Bridge Hollow Rd. In a few places, the road is very rough, and 4x4 is strongly recommended. Follow the map below, ignoring several ATV trails and private drives. After crossing the stream, going up the hill, and past the white and green cabin, turn left. The Cabin is on the right. Cellular service is hit or miss up there depending on service provider, so do not rely on gps.
